These properties are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Keep the property and all furnishings in good order. Only use appliances for their intended uses.
If paper or other supplies run out during your stay, which may be very likely, please refill them before you depart so that each new guest arriving has something to get them started as well. Items may include: toilet paper, paper towels, napkins, dish soap, condiments, etc.
Parking is limited to a specific number of vehicles for each property.
Garbage You must take all garbage and recycling with you when you depart. The local transfer station in town, on McCauley Mountain Road, has NO CHARGE for garbage and recycling. Hours are posted at the house.
Bon Fires If you choose to have a bon fire, it must be in the designated fire pit outside. Guest shall buy or bring their own firewood. All fires shall be attended to by an adult at all times. Water and Septic Our properties are on well and septic systems. As drinking water preferences vary, you may want to bring bottled water. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged in full for damages incurred to the Homeowner.
Storms/Weather No refunds will be given for storms or undesirable weather conditions. Town and county roads are well maintained; however, we highly recommend four wheel drive during the snow months.
Payment, Damage Deposit & Rental Agreement: The Rental Rate plus $300 Refundable Damage Deposit is due within 7 days of booking guest’s reservation, along with a completed Rental Agreement (and copy of your license attached).
The $300 Damage Deposit, when applicable, used to cover any damages during Guest stay, shall be refunded within 10 days of the Checkout Date provided no deductions are made due to:
i. damage to the property or furnishings; ii. dirt or other mess requiring cleaning to prepare for next Guest’s stay; or iii. any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

Cancellation Policy You will receive a full refund of your rental rate if we are notified 60 or more days prior to your check-in date. You will receive 50% of your rental rate if you we are notified at least 30 days prior to your check in date. The full payment will be kept if cancellation is made less than 30 days prior to your check-in date. Check-in is 3:00pm or later (You check in on your own, with the electronic code). Checkout is by 10:30am.
Maximum Occupancy Our rental homes have a maximum occupancy limit that must be respected at all times during your stay. Guests over the maximum occupancy limit are now permitted.
Rental Rules Guest agrees to abide by the Rental Rules, outlined in our agreement, at all times while at the property and shall cause all members of the rental party to abide by the following rules at all times while at the property.
Housekeeping There is no daily housekeeping service. The house must be left in the same condition as you found it. This will require vacuuming, washing and putting away all dishes, cleaning the shower, toilet & sinks, putting all furniture in the same order as when you arrived, Cleaning out the fridge and other appliances, etc.
Linens We supply mattress pads, pillows, pillow pads & blankets. Guests bring your own linens and towels. Sleeping Arrangements/Bed set up are provided per each home.
Access Guests will be provided the electronic code that unlocks the door, prior to check in. No keys are necessary. Guests check-in on their own.
Wheelchair/Handicap Details Our properties are not “Handicap Accessible.”
